Appletree is a 3/4 bedroom, 3 bath/shower room house in the quiet Lakeside village of Portinscale (just outside Keswick). On the ground floor there is a large open plan lounge, dining/kitchen area with patio doors out onto a paved patio area and enclosed garden. The lounge has two, three seater settees, an easy chair, Smart TV, DVD, CD player and an open fire (ideal for a cosy night in). The kitchen is well fitted and has plenty of cupboard space, fridge, freezer, double fan oven and gas hob, dishwasher, microwave etc. On the ground floor there is also a large bedroom with zip/link beds which as standard is made up as a super king size bed but can be made up as two single beds (there is a £15 charge for this). Also on this floor there is a fully tiled shower room with large drench shower,WC and wash basin (with underfloor heating to the tiled floor during the winter months). Upstairs there are three bedrooms. The main bedroom has a king-size bed, is nicely furnished and has lovely views towards the fells. Off this room is a fully tiled en-suite shower room with drench shower, WC and wash hand basin (with underfloor heating to the tiled floor during the winter months). The twin room is spacious and has two single beds wardrobe, drawers, dressing table etc. and again has fabulous views towards the fells. The fourth bedroom has a double bed and looks out towards Skiddaw. This room is offered at additional cost for a short break or a full week. The fully tiled bathroom has a bath ( which can be turned into a Jacuzzi Bath at an additional charge if requested) separate curved shower cubicle, WC and wash hand basin. This room also has a tiled floor with underfloor heating in the winter. To the outside there is an enclosed garden, driveway for parking and a patio area to the back with table, chairs & parasol. There is a utility area in the garage, dog bath and plenty of storage space for bikes. This is a bright house with plenty of space for everyone. Very quiet area with easy access to the lake and marinas.

Tawny Cottage

Barf

A charming Lakeland 'snug' with views of Skiddaw, Barf Cottage is situated in the tranquil village on the edge of Derwentwater. Within an easy 20 minute walk to the market town of Keswick the cottage is a stone throw away from the local pub The Farmers Arms, a 5 minute walk from 'The Chalet' tearooms and a 10 minute walk to Derwent and Nicole End Marinas. The cottage retains all the original features of a traditional Lakeland home yet at the same time offers modern fixtures, comfort and style. A small yet characterful front garden has outdoor seating to enjoy that 'post hike' drink on sunny afternoons and evenings. The cottage serves as a wonderful bolthole for couples, small groups of friends or families.

The accommodation is split over 3 floors: On the ground floor there is a cosy lounge holding two sofas, an easy chair, an original black lead range open fire, cushioned window seat and shutters. There is a flatscreen TV, DVD, and complimentary Wi-Fi. The kitchen/diner is a spacious area that includes a range cooker and all appliances. Adjoining the kitchen is a boot room. Seating around the table is available for 5 people. On the first floor there are 2 bedrooms (1 with a double bed and 1 with single bed) and a bathroom with a roll top bath, large shower, sink, WC and heated towel rail. As you enter the cottage you will find the useful utility space with washing machine, a handy bench for taking off your boots, and hooks for your walking gear. Head further through the cottage where you will discover the fabulous kitchen diner with plenty of space to cook, dine and socialise with family and friends. The kitchen is fully-equipped with dishwasher, stove, butlers sink. microwave, and plenty of cupboard/worktop space. There are double doors leading into the inviting living area so you can have this space open plan, or closed for cosier evenings in front of the log burner. Here you will find two plush sofas to curl up on while you enjoy a good book or watch your favourite film on the smart TV.

Moving upstairs, there are two beautifully styled bedrooms, each with quality furniture, mattresses and luxury bed linen for extra comfort. The master bedroom is at the back of the cottage and has a double bed, the twin bedroom to the front of the property can be made up as superking size on request (charge applies). There is also a peaceful reading room where you can enjoy some R & R. The impressive shower room has a walk-in shower and a bespoke sink which is a real focal point of the room.

To the rear of the cottage there is a lovely decked patio area with bench seating ideal for sitting out and enjoying warmer days with a glass of wine. Visitors will not need to worry about where to leave the car as there is private allocated car parking.

The cupboards are well stocked with utensils, and there is even a flask and lunch boxes for taking out onto the fells - the owners have really thought of everything for your comfort! There is a washer-dryer, an iron, an ironing board and a clothes airer for indoor use only. There are comfortable sofa and armchairs in the living room. There is a large patio window which has views up to the fells in the distance. For entertainment, there is a 40 inch TV, superfast Wi-Fi, and a DAB radio.
